In recent years, the rapid development of tourism, the construction industry, and the real estate market has changed the face of many landscapes and towns in Montenegro. This wave has not bypassed Kavac, a small village near Kotor and Tivat. This location has a beautiful view of the Bay of Tivat.
Luxury project Panorama Bay is located in the central part of the picturesque village Kavač opposite the church of St. Ivan.

Designed objects are positioned so that they are fully integrated into the surrounding nature. Building materials as wood and stone and other natural material make an impression as if the villas emerged from the surrounding olive groves.

Design of villas explicitly supports the traditional type of coastal homes, in terms of proportional geometry images and patterns, details such as windows, balconies, cornices, configuration, and slope of the roofs.
A delightful and authentic residence
The residence's architectural design is in perfect keeping with the surrounding natural landscape. The use of noble materials, such as wood and stone, allows the residence to blend harmoniously into its exceptional green surroundings in the middle of olive trees.
The residence is comprised of two villas built in a Mediterranean style, with their pillars, porches, balconies, stone-framed windows and characteristic pitched roofs. The two villas are divided into 11apartments, all of which have a terrace.

Entrances to the buildings are on the first-floor level and they are covered by a wooden pergola with a glass cover, which acts as canopies.
Villa A has five apartments: The four 2-room apartments, two of which are duplex, and a 3-room apartment on the ground floor with direct access to the swimming pool.
Villa B has six apartments: a 1-room apartment, four 2-room apartments, one of which is a duplex, and a 3-room apartment.
All residential units have at least one luxurious terrace. On the ground level is projected shared terrace with swimming pool which can be accessed from the entrance hall to the pergola through common stairs.
An overflowing swimming pool is located on floor level and is accessible from the residence's entrance. The pool is about 26m2, the effective length of about 11. It is even more enjoyable for swimming as it is a kind of infinity pool.
At basement level, each apartment owns a large cellar and a parking box. Garage parking spaces in the basement are directly connected with stairs and elevators to both villas apartments. Technical rooms are also planed underground. An external car park, along with the top of the road, is reserved for guests.
The project is fully adjusted for access to buildings for persons with reduced mobility and disabled people.
Private, common space within the plot is completely enclosed and isolated in relation to the public (stone-paneled walls, wood details, Mediterranean plants).
Railings on balconies and terraces are made of hardened steel, simple geometry and rhythm, with a partially inserted decorative elements, which further enhances the visual impression of the unity of the complex.
There are also planned green details in villas, namely the wooden pergola with vines (interpretation of traditional elements) and flower boxes on the upper terraces.
The facades are covered with local natural stone slabs: gray cut stone (lower half) and ornament of white stone cladding as the main body of the villa. The roof is in red tiles.
The roofs are covered with terracotta tiles.
The woodwork, windows and French windows, as well as the shutters, are made out of aluminum.
The balustrades of the balconies and the staircases are made of hardened elements such as wrought iron, with decorative details.
Apartment doors are solid, soundproof security doors. The interior doors are made of solid wood.
The floors are covered with first-class granite tiles and bamboo flooring.
The entire building is designed in accordance with high standards and recommendations regarding the thermal stability of flats.
Each apartment is fitted with an intercom-videophone so this is completely secured.
There is a separate elevator for each villa.
AIR-CONDITIONING & VENTILATION
There is ventilation in the basement and fire protection system as well.
Each individual apartment is equipped with reversible air-conditioners (cooling and heating], through the inverter multi-split system, the latest generation.
The project offers the most modern electrical installation for general consumption and lighting, which will increase the comfort, quality, and safety for future tenants.
