Land for sale in the village Goričani in Zeta, which is located between the new bypass and the highway. The plot is about 700m away from the highway PG-BR and the exit to the bypass is currently about 1.5 km away. However, the plot is located about 111m airline from the bypass, and there is a marked road which makes the exit to the bypass only about 240 meters away (the road is marked in Figure 2).
The plot can be divided which makes it suitable for building one or two houses. Also, it can be favorable for business or warehouse facilities. The land is very fertile, currently corn is grown on it, and watermelons, potatoes, tomatoes, wheat, etc. were also grown. As for fruits, the region is very favorable for cherries, sour cherries, apples, pears, vines, plums, figs, pomegranates and kiwis, as well as mandarins and olives, so the orchard around the house can be very interesting.
At the moment, the plot is not included in the spatial plans, except for GUR Golubovci, in which it is marked as residential land and agricultural land. According to the parameters that usually apply in such regions, in the case of building a house, the maximum area would be up to 500m2 and the number of floors P + Pk. Electricity and high speed internet, telephone and cable can be connected immediately, while the water supply is stretched to about 250 meters from the plot and a procedure can be initiated to extend the branch. Well water can also be used, which is located at depths of 9 to 12 meters.
The plot is located within walking distance from the administrative center in Golubovci. At a distance of about 700 to 1500m there are primary and secondary schools, health center, dental practice, post office, Golubovci municipality, kindergarten, shops, bank, veterinary clinic, gym, cafes, etc. It takes about 15 minutes to drive to Podgorica, and all bus lines that go to Zeta (22, 23/24 and 28) have a station that is about 700m from the plot.
